How much does fully managed lettings cost?

We work on a percentage of the monthly rent — typically 12% including VAT. All fees are accessible under our "landlord fees". There are no hidden fees. We'll give you a clear quote before you instruct us. Many landlords find the cost is offset by the time saved and the quality of tenants we source.

How often will my property be inspected?

We carry out inspections at 1 month, 6 months, and then annually. If maintenance issues are reported, we'll visit sooner and can carry out ad-hoc inspections when requested. You'll receive a full report after each inspection and we'll flag any concerns immediately. Our handy landlord app means you can view reports, quotes, invoices and statements: all in one place.

What happens if my tenant doesn't pay rent?

We chase payment immediately and keep you informed. Our robust systems flag arrears and automatically sends reminders. If non-payment continues, we'll advise on the next steps, which may include legal action. Our thorough referencing process is designed to minimise this risk in the first place.

Are deposits protected?

Yes. We hold all deposits in accordance with the Tenancy Deposit Protection Scheme (DPS). You'll receive prescribed information within 30 days of receipt, and we manage the full deposit reconciliation at the end of the tenancy. Both the landlord and the tenant receive a copy of the deposit protection certificate upon commencement of the tenancy,

Can I increase the rent during the tenancy?

Yes, but only in line with the tenancy agreement or with the tenant's consent. Under our fully managed service, we'll handle the notice and negotiation. Any increase must be reasonable, in-line with market rent and follow the legal process but we are here to guide you through. We'll also handle the first tier tribunal process, should it get to that stage.

What if there's a dispute at the end of the tenancy?

We act as a neutral third party to negotiate and agree a settlement. This often resolves disputes faster and cheaper than formal adjudication. If needed, we'll support the formal process and provide fair, impartial advice to guide both landlord and tenant to a resolve.
