That Spring Feeling is Back - But Let's Keep Our Feet on the Ground!
You know how spring usually gets things buzzing in the property world? Well, March 2026 felt like that, with a bit of a spring bounce we'd all been hoping for! We saw Propertymark reporting more buyers out and about, and more sales being agreed as we headed into the warmer months. It looks like, on average, each of our branches was helping about 8 families find their next home, and with more homes coming onto the market, there was definitely more choice for everyone.
It all sounds pretty good, doesn't it? But as we all know, things can get a bit tricky when you look at the bigger economic picture. The Government's Spring Statement came out, and alongside it, the UK's growth forecast got a bit of a trim. Plus, there's still that lingering uncertainty about inflation, how much it costs to borrow, and just the general economy – all things that tend to make us pause and think carefully about property decisions.
This is that classic situation we often find ourselves in. People still dream of moving, families still need that extra space, and so many of us are still eager to get that first step on the property ladder. Landlords are also trying to figure out the best way forward with their investments. But honestly, confidence can just evaporate when those borrowing costs start creeping up.
And the rental side of things? It's telling a slightly different story. We're still seeing way more tenants looking for homes than we have available, and landlords are understandably a bit worried about future rules and regulations, which can really affect their confidence. Plus, that big 1 May deadline for Renters' Rights was looming large. So, for landlords and us agents, March was really about getting ready for what was coming, as much as it was about the market itself.
Our Perspective
So, yes, the spring market was definitely moving, but we shouldn't mistake this increased activity for a return to the super-hot markets of the past. For anyone looking to buy or sell, keeping prices sensible and having realistic expectations is still the name of the game. And for our landlords, getting everything ready for May was becoming a top priority!
